Corpus Christi Housing Market: What September 2026 Means for Buyers and Sellers

More homes to choose from, fewer completed sales and a lower median sale price: September’s Corpus Christi housing numbers point to a market where preparation and realistic expectations matter on both sides of the transaction.

For buyers, that may mean more opportunity to compare homes and discuss terms. For sellers, it puts extra attention on pricing, condition and the competition buyers are seeing today.

September 2026 at a glance

The following figures come from CCAR’s Corpus Christi city/market-area residential housing report. Comparisons are with September 2025. This is the September reporting period, available for an October market update.

Measure September 2026 Compared with September 2025
Median sale price $265,750 Down 3.1%
Active listings 1,835 Up 3.3%
Closed sales 245 Down 9.9%
Months of inventory 7.3 months Up from 6.7 months

The report also records 87 days on market and 33 days to close, for a combined 120 days, three days longer than a year earlier. These are market-level measures, rather than a promised timeline for any particular home.

What the numbers tell us

More active listings alongside fewer closings suggests buyers had a wider selection relative to the pace of sales. The increase in months of inventory supports that picture. Inventory measures supply relative to the sales pace; it does not mean every home will take 7.3 months to sell.

The lower median price deserves context, too. The median is the midpoint of the homes that sold. A different mix of lower- and higher-priced sales can move that figure, so a 3.1% decline does not establish that every Corpus Christi home lost 3.1% of its value.

For buyers: compare carefully and negotiate with evidence

With more homes available, you may have more room to consider condition, location and the overall cost of ownership before making an offer. Depending on the property and the seller’s circumstances, there may also be opportunities to discuss repairs, closing-cost assistance or price.

Start with recent comparable sales and the competing homes in your price range. Look at how long a listing has been available and whether its asking price has changed. Those details provide a stronger basis for an offer than a citywide headline alone.

Build your budget around the full monthly cost, including taxes, insurance and any association fees, and leave room for maintenance. A lower purchase price is only one part of finding a home that fits your plans.

For sellers: give buyers a clear reason to choose your home

Buyers with more choices can compare your home closely with similar listings. A pricing strategy should account for recent closed sales, current competition and your property’s condition and features.

Before listing, address visible maintenance issues, prepare the home for photographs and make showings easy to arrange. Focus spending on improvements that make sense for the property instead of assuming every project will pay for itself at closing.

Once your home is on the market, use showing activity and buyer feedback to review the plan. The reported market timeline is a useful planning reference, but your price range, location and presentation can produce a different result.
